MASTER BEDROOM offers a king bed and a smart TV. Ceiling fan also available. It has sliding doors that leads to the pool area. The master bathroom offers a bidet also has slidindg door that leads to the pool area. Also offering a bidet and Rain shower head
Second Master Bedroom.....offers a Queen bed and is also an ENSUITE.....it offers a smart TV..Ceiling fan also available
BEDROOM 3....is Spongebob themed and offers 2 twin beds and a smart TV...Ceiling fan also available
BEDROOM 4...is Mickey themed and offers a smart TV and 2 twin beds ...Ceiling fan also available
KITCHEN....fully equipped kitchen with stainless steel appliances and granite counters....it also offers an air fryer . Our kitchen comes with most items that will be needed for cooking. If there is an item not provided we will try our best to accommodate it if possible.
FAMILY ROOM....our family room offers a smart TV and as sliding doors that leads to the pool area. Also comes with a sofa QUEEN bed with memory foam mattress...Ceiling fan also available
LIVING ROOM....offers virtual work area
GAME ROOM.....Our game room offers a pool table and an air hockey table ....We also offer board games and a few pool toys....Ceiling fan also available.....We ask that you do not leave pool toys in the pool when not in use..
OUTDOOR POOL/SPA.....you have the option to get this heated for an extra cost. We service our pools once per week but debris and leaves can get in the pool especially on a very windy day. We also provide a pool skimmer so you can remove any leaves or debris. We offer a paid service if you want the pool to be cleaned more frequently during your stay.
This luxury pool villa offers 2 master ensuites with the main master facing the pool. There are 2 additional bedrooms and a game room offering a pool table, air hockey and several board games. All bedrooms are equipped with smart TVs as well as a 65 inch TV in the family room. The kitchen is fully stocked with all appliances inlcuding a Keurig and coffee maker. An airfryer and a smokeless indoor grill.
Propane gas grill is also available for rent. Charcoals grill is available at the property free of charge.
Our pool is outdoors and located in the back yard. It is cleaned weekly and we make every attempt to keep it free of debris and leaves, but at times leaves and debris may end up at the surface especially on a windy day. We have provided a portable skimmer for you to remove any of these items should you encounter any.
To conserve energy, when our exterior doors and door leading to the garage or game room is open for more than 5 minutes the Ac will be shut off. If you like the fresh outdoor air that is great because if you open the exterior doors the AC will be off in 5 miuntes. However, if you prefer the home to be cool from the Ac it is important to keep all exterior doors and the door leading to the garage or game room closed at all times.
We provide complimentary WIFI, however there may be times when our WIFI goes out due to no fault of ours especially during bad weather or if the Provider is unable to provide services if there main equipments are out. This however rarely happens.

A Few Things To Make Your Vacation More Fun....
You can rent a 2022 Model 3 or 2023 Model Y Tesla long range AWD with full self drive capability during your stay. Let us know before your arrival so we can make arrangements. The vehicle will be waiting when you arrive at the airport or in the driveway when you arrive at the home. Just let us know
Pool and spa heat is not included in the nightly rates. There is an additonal fee of $40 per night to heat the pool and spa. Or $400 per month base on the length of your stay. If you decide to pay for pool/spa heat it must be for the entire stay.
We provide an XL Smokeless Indoor Grill. You can check out You Tube for some great recipes you can make with this grill.
There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absouletly no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed. We provide ash trays in our pool area
Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage.
We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit inlcudes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, etc.
During your stay
We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one. Please be sure to turn off the propane gas after each use
During your stay

There is a locked cabinet located in the garage or game room. This is used to store owner's items. Guests as no access to this cabinet. However, there are lots of closet in the villa for guests to use.
“We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home and one in the back. None of our cameras are facing in the interior of the home in any way. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever.”

We offer complimentary wifi. There are times when our wifi carrier goes down due to no fault of ours. This happens very rarely but it can happen which may cause wifi interuption during your stay.
Our AC system is energy efficient and will turn off if any exteiror doors or door leading to the game room is open for more than 5 minutes. It will come back on once doors are closed. So if you prefer to experience fresh air from the outdoors then you can leave the sliding doors open but if you prefer AC air then you would need to keep the exterior doors close and doors leading to game room.
No overnight street parking allowed. Our driveway fits 4 car or 2 SUVs. Overnight street parking is allowed by the clubhouse parking lot
Pets Restrictions
We allow pets up to 30 pounds either dog or cat, subject to the home owners approval. We will need vacine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $30 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.
We accept Service Animals as required by Law.
.It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA .
1. Is the dog a service amimal required because of a disability?
2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay?
We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog .
Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home.
If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without fruther notice. In the latter case there will be no right to a refund or unused rent.
In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please fliter search for pet friendly properties only. Our home will not be a fit for ESA,
We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.

Access
Home is equipped with keyless smart locks and alarm. Access is typically the last 4 digits of the primary guest phone number. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house.
Interaction
Complimentary tennis racquet and balls as well as Volley ball equipment is provided at the Clubhouse for your convenience. Arrangements can be made for fishing poles if you choose to fish during your stay. It is a catch and release Lake.
Other activies include Lake Louisa, which is 10 mins away. Lakeridge Winery offering free wine tasting and only 20 mins away, and close to Margaritaville offering water park, dine in Movie Theater and loads of local Restaurants. Only a 60 minute drive to Florida Gulf Coast offering great beaches such as Clear Water Beach. Fast wifi speed and all smart TVs in all bedrooms.

Located in a prime location in the Clermont area, just 5 minutes to I-4 for easy access to all of the major attractions. Close to Champions Gate, Posner Park shopping and Publix Plaza, World Class Golf Courses, and perfectly located within 20-30 minutes of all of the popular parks such as Disney World (15 minutes), Universal (26 minutes), SeaWorld (23 minutes), and Orlando Tree Trek Adventure Park (10 minutes).

About Giff Vacation Pool Homes
Hey there, my family and I started vacationing in the Disney area since 2003. We absolutely fell in love with the area after visiting once or twice per year so we decided to relocate in 2012 from New York.
What a drastic change it made...now I am loving summer all year round....I hate closed shoes so being able to wear sandals practically all year long is a big plus.
I love seeing people enjoying this great weather and it led me to hosting.
