Our vacation villa comes fully equipped with Towels and linens to accommodate your stay of up to 12 people. Please contact us if more is needed during your stay.
We provide complimentary WIFI, however, there may be times when our WIFI goes out due to no fault of ours, especially during bad weather or if the provider equipment is down. This, however, rarely happens.
This beautiful pool home has an open floor plan with the family room flowing from the kitchen. Lots of outdoor spaces with large patio. Offering 2 master Ensuites. The main floor master has a King bed and faces the pool. Both ensuites have soaking tubs plus a shower. The game room offers a pool, ping pong, and air hockey table along with board games.
Our pool is outdoors and located in the backyard. It is cleaned weekly and we make every attempt to keep it free of debris and leaves, but at times leaves and debris may end up at the surface, especially on a windy day. We have provided a portable skimmer for you to remove any of these items should you encounter any.
To conserve energy, when our exterior doors and doors or windows are open for more than 5 minutes the Ac will automatically turn off. If you like the fresh outdoor air that is great because if you open the exterior doors the AC will be off in 5 minutes. However, if you prefer the home to be cool from the Ac it is important to keep all exterior doors closed at all times. Once the door is closed the AC will come back on. The longer the AC stays off the longer it will take to cool the home back down.

A Few Things To Note To Make Your Vacation More Fun:
You can rent a 2022 Model 3 or 2023 Model Y Tesla long-range AWD with full self-driver capability during your stay. Let us know before your arrival so we can make arrangements. The vehicle will be waiting when you arrive at the airport or in the driveway when you arrive at the home. Just let us know
Pool/spa heat is not included in the nightly rates. There is an additional fee of $40 per night to heat the pool/spa or $400 per month depends on the length of stay. If you decide to pay for pool/spa heat it must be for the entire stay.
Upon arrival, each guest over the age of 18 years old is required to show an ID to the security guard at the gate. This is for your own protection. Once through the gate, you will proceed to the Clubhouse for your amenity access card and your parking pass. Clubhouse hours are from 9:00 AM - 7:00 PM. If you are checking in after hours, you can pick up your passes at the Clubhouse in the morning.
In Florida, all water activities will be closed if there is a threat of lightning or thunderstorms. This includes Theme parks offering water rides. The same rule applies at Windsor Island Resort; if there is lightning located in the area, all water activities will be shut down until it passes. This will not be grounds for a refund. We also cannot control the weather and wish you nothing but beautiful sunshine during your stay.
Our Villa is a no-smoking pool villa. Smoking is allowed outside once all doors leading back to the villa are closed.
There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigarettes. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed.
Additionally, cleaning fees apply if the villa is left excessively dirty or with excessive garbage.
We provide a starter kit of toiletries to help you get your vacation off to a great start. Our starter kit includes a garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, Keurig pods, etc. We also have a complimentary propane gas grill. During your stay, we ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. The homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one.
There is a locked owner's closet located in the villa. This is used to store the owner's items. Guests as no access to this closet. There are however lots of closets and other storage in the home
We have installed an exterior Ring doorbell for the safety of both guests and the property. This camera is actively recording. This camera is at the front door and does not face into the interior of the home in any way. Any tampering with this camera, including, but not limited to covering and otherwise disabling this camera is grounds for early termination of reservation with no refunds whatsoever.
Pet Restrictions
We allow pets up to 30 pounds either dog or cat, subject to the home owners approval. We will need vacine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $30 per day per pet. Limit 2 pets per booking. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet.
We accept Service Animals as required by Law.
It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are traveling with a Service Dog legally allowed by the ADA.
1. Is the dog a service animal required because of a disability?
2. What work or task has the dog been trained to perform and will the dog be left in the home by itself at any time during your stay?
We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dogs.
Under the ADA, service animals must be harnessed, leashed, or tethered, unless these devices interfere with the service animal's work or the individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal, or other effective controls. The animal must be under the control of the handler at all times and therefore never left alone in the home. If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without further notice. In the latter case, there will be no right to a refund or unused rent. In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have an ESA, please filter the search for pet-friendly properties only. Our home will not be a fit for ESA
We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old.

Overflow parking, however, is located on Lava Tree. Please note: Failure to adhere by our community parking rules may result in your vehicle being towed at the guest expense.

Please be mindful of your neighbors and respect the quiet hours of the community. According to Polk County, the quiet hours are from 10:00pm-7:00am.

Access
When you arrive at the main gate entrance for access, please be prepared to show your ID for all occupants over 18 years of age that will be in the vehicles. We will need to get a list of all guests over 18 years of age that will be staying at the Resort prior to you checking in so you can gain access. Once you are through the gate, you will proceed to the Clubhouse for your parking and amenity passes. If you are checking in late or after hours, you can pick them up the next day. Once at the Pool Villa, you will use the last 4 digits of your phone number to open the door and disarm the alarm. The number used will be the number of the person that made the reservation.
Our Paradise Pool Villa is only minutes to Disney World, Seaworld, Universal Studios, and other attractions. The new Margaritaville is 10 minutes away and offers a dine-In movie theatre, tons of restaurants, state of the art water park, and weekend festivities such as car shows, an artisan market, and evening concerts with various artists.
Interaction
As a Guest at this beautiful resort, you will have access to all the amenities it has to offer! There are cabanas included and some you can rent. The Clubhouse staff will help you with this. There are 2 Restaurants and Bars for your eating pleasure

About Giff Vacation Pool Homes
Hey there, my family and I started vacationing in the Disney area since 2003. We absolutely fell in love with the area after visiting once or twice per year so we decided to relocate in 2012 from New York.
What a drastic change it made...now I am loving summer all year round....I hate closed shoes so being able to wear sandals practically all year long is a big plus.
I love seeing people enjoying this great weather and it led me to hosting.
