The owners of this stunning modern home prefer to know who they are hosting. Please provide the number and ages of guests in your party, and true nature of your visit. Events/parties/gatherings of any type or size are prohibited. Parking for a maximum of 4 cars. On street parking is not an option. Please contact us regarding our cancellation policy.
The Ledge House is is: 3.5 miles/8 minutes from downtown Asheville, 4.6 miles/10 minutes to Biltmore Estate, 5 miles/13 minutes to UNCA, 13 miles/20 minutes to Warren Wilson College, 18.5 miles/30 minutes to AVL Regional Airport, 81 miles/ 1.5 hours to Greenville-Spartanburg International Airport, 126 miles/2 hours to Charlotte-Douglas International Airport, and minutes from all the outdoor activities and culture the area has to offer.
The Ledge house has a “WOW” factor that doesn’t quit…this is your opportunity to stay in a true “Dwell” type home.
From the moment you drive up, the architecture of the home grabs you. As you enter through the single hinge pivoting 10 foot front door, you are taken by the vaulted ceiling, clean lines, and sense of space…come in and make yourself at home! There are windows galore allowing you to view the scenery unencumbered by window treatments.
Beautiful solid wood floors are only complimented by the equally beautiful wood ceiling with exposed beams, and custom woodwork throughout.
The great room open floor plan is where all the action will be. The kitchen has stainless steel appliances, 6 burner gas stove, beautiful concrete counter tops, and custom cabinets. There is loads of pantry space! The dining table seats as many as 10, with 4 additional stools at the kitchen island.
Make yourself comfortable in the living area with wood burning fireplace (wood provided), and watch the light change on the view, enjoy a movie, curl up with a good book, or for some conversation. The 2 sets of sliding glass doors lead out to the deck where you can continue to soak in the view.
The excitement doesn’t stop at the great room…all the bathrooms look as though they were taken out of Architectural Digest, with radiant floor heating. The stairway to the lower level is cantilevered, as is a portion of the great room. Want some quiet time? There is plenty of room to find your own private space.

Policies
All cancellations made more than 60 days prior to occupancy will forfeit 50% of the nightly rental fee, plus the processing charge (2.95%). All cancellations made less than 60 days prior to the occupancy date will forfeit 100% of the nightly rental fee paid, plus the processing charge (2.95%). Any payment toward Cleaning Fee, Accidental Rental Damage Insurance Fee (ARDI), Facility Fee, will be refunded. Guest will be entitled to a refund less the cancellation fee, 25% of total nightly rental fee paid to date, if the property is re-rented for the same term (number of days), or portion there of, and at the same rate as contracted by the guest. AVL Property Management will make a diligent effort to re-rent the property. If balance due/final payment is not received by the due date as presented in the rental agreement, your reservation will be treated as cancelled and your deposit will be forfeited unless we can re-rent the property as indicated above. If a guest is disappointed or unsatisfied with the property due to differences in taste according to decor, accommodations, location, construction, mountain road conditions, etc. and declines to stay at the property, this will be considered a cancellation and no rent reduction or refund will be issued. All cancellations by guest must be made in writing/e-mail to Beth@AVLVR.com.
Deposit Policy:
50 percent deposit is required to secure reservation when outside the 60 day window of desired check-in date. Full payment required to secure reservation if made within 60 day window of desired check-in date. Reservations are not confirmed until the initial deposit, or full payment whichever applies, is secured by AVL.
