This property has special local compliance requirements. To finalize your booking, we require a signed rental agreement, ID verification, and either a security hold of $1000 OR the purchase of a damage waiver. The security hold is not a traditional security deposit, just a pending transaction- it does not go into effect until 48 hours prior to your stay. As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party company. The optional damage waiver is $39 for stays up to 10 nights (plus tax), with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.
For security and fraud prevention, all reservations are verified through Truvi, our trusted screening provider. This process may include identity verification, guest history checks, and payment validation. By booking, you agree that your details may be securely shared with Truvi for screening in accordance with their Privacy Policy. Bookings that do not pass screening (status: Rejected) will be canceled.

Guest Eligibility & Booking Requirements
Primary guest must be 25 years or older, provide photo ID, and be present for the entire stay.
A refundable security hold OR the purchase of a damage waiver is required – (this is not a traditional security deposit, just a pending transaction).
Additional waivers may be required prior to use of certain amenities.
Maximum occupancy may not be exceeded at any time (including day visitors).
Respect for Property & Neighborhood
Guests must treat the property as their own—respect the home, neighbors, and community.
Locked closets and cabinets are off-limits.
No commercial use. No illegal activities or illegal substances, including marijuana.
No smoking or vaping inside the house or near doors/windows.Evidence or smell of smoke indoors will result in a $500 minimum fine.
Pets are strictly prohibited. Unauthorized pet = $500 fine and possible eviction.
Service animals, as defined under ADA and Florida law, are permitted only when disclosed in writing prior to arrival.
Consumable amenities (toilet paper, paper towels, soaps, etc.) are initially provided, but guests are responsible for replenishing if needed.
Respect check-in/ checkout times unless otherwise approved. Specific checkout items for the guest to complete will be sent via email prior to checkout.
Noise, Parties & County Rules
Quiet hours are 10:00 PM–9:00 AM per Saint Johns County Noise Ordinance. Guest agrees to Saint Johns County’s right to reasonable inspection and compliance with the Noise Ordinance.
Parties, events, or gatherings beyond registered guests are strictly prohibited.
No fireworks, large sound systems, or disruptive behavior.
Pool, Hot Tub, Sauna & Outdoor Safety
Shower before using the hot tub — outdoor shower includes hot water and body wash.
Running the pool or spa with low water can damage the pump — repair costs will be charged to guest. If water gets too low, add water using the water hose to the fill line.
No glass in pool, patio, hot tub or sauna areas.
Anyone under 18 must be supervised by an adult when using the pool or hot tub
Golf Cart Use (If Rented)
Drivers must be 25+ with valid driver’s license.
Operation must comply with local road laws.
Running the hot tub with low water can damage the pump — repair costs will be charged to guest. If water gets too low, add water using the water hose to the fill line.
No glass in pool, patio, hot tub or sauna areas.
Any damage, misuse, unauthorized drivers, or loss is fully guest responsibility. Golf cart key replacement cost is $800 (specialized key).
Exterior Security Cameras
Security cameras are located around the exterior perimeter and in the garage only for safety and occupancy compliance.
No cameras are inside the home or in private areas, and audio recording is disabled. By booking, you acknowledge and consent to exterior video monitoring during your stay.
Tampering with or disabling cameras is prohibited and may result in eviction and deposit forfeiture.
Repairs & Maintenance
The Property is reserved with the Host’s existing furnishings and household items. No additional equipment will be provided.
Guest must report any maintenance issues immediately to the Host.
We offer a 24-hour cleaning guarantee. We strive to provide an immaculate home, but if something is not right, let us know within the first 24 hours, and we will correct it. We do not offer refunds.
While we strive to ensure all amenities are in working order, we cannot guarantee uninterrupted operation of equipment like appliances, Wi-Fi, HVAC, pool, hot tub, etc.
If an amenity fails mechanically and remains unusable for more than 24 hours despite proper notification, a $15/day goodwill reimbursement may be offered.
No refunds will be provided for improper use or guest-caused damage.
Wireless internet is provided as a courtesy. We cannot provide tech support or refunds for internet interruptions.
Damage & Fees
Guests are responsible for all damage, missing items, stained linens, excess cleaning, fines, or repairs resulting from their stay or violation of house rules.
Failure to comply with house rules may result in fees, deposit loss, or immediate eviction with no refund.
Booking a reservation constitutes full agreement to comply with these House Rules.

Cancellation Policy:
If Guest cancels the reservation more than thirty (30) days before the Arrival Date, Guest will be refunded 90% of any payments made. If Guest cancels the reservation less than thirty (30) days before the Arrival Date, any payments made by Guest will be forfeited. No refunds will be given once final payment has been made. It is advised that Guest purchase Vacation Insurance through a third-party provider.

The St. Augustine and Vilano Beach area holds some of our most treasured memories. We were married overlooking the iconic Lions Bridge and St. Augustine Harbor, spent the first night of our honeymoon in Vilano Beach, and most recently celebrated our parents’ 50th wedding anniversary in a beachside rental just steps from the ocean.
When we found our home in Vilano, we knew right away — it was too special to keep to ourselves. This is a place made for memory-making: where families reconnect, friends unwind, and life slows down in all the best ways.

The walkable charm of local restaurants, the peaceful beach where you can stroll or bike for miles, and the nearby riverfront just a block away — perfect for sunsets or launching a boat.
