The Pool and Hot Tub are completely PRIVATE for those late night swims, the pool is a constant 88 degrees and the hot tub 102, and a full pool bath is just a few steps away.

Here is a list of the local beaches: Robert K Rees beach, SunWest Beach, Sunset Beach, Fred Howard Beach, Hudson Beach, Green Key Beach, Anclote Key Beach, Honeymoon Island Beach, and Clearwater Beach.
Second question is about the price. Unlike other rentals, we provide it all except for food. Just bring your clothes and toothbrush. At the Tropical Resort Home, you get Coffee, Tea, sugar flour baking products, condiments, all TP and paper and storage items, Shampoo, Conditioners, body wash, all clothes washing items, all cleaning and Dish items, all baby products except for diapers. Cribs strollers, baby monitor, pool toys and, beach items, bicycles.

At the outdoor TiKi bar you will have a Margarita and Snowball maker for your loved ones. We are the only full 5-star family resort in the area.

Cancellation policy:-
100% refund of amount paid if you cancel at least 30 days before check-in.
50% refund of amount paid (minus the service fee) if you cancel at least 14 days before check-in.
No refund if you cancel less than 14 days before check-in.

You will be responsible for any damage to the rental property caused by you or your party during your stay.

We can accommodate 8 adults in 4 king beds, an additional charge of $100 if we need to set up the queen sleeper.
Pool is private, pool safety fence must be in place if non-swimmers in the pool area. Quiet time in the pool after 10PM until 8 AM.
No street Parking, only park in the garage, and in front of garage, or hangar. Up to 4 cars is acceptable
Cleaning practices:-

Minimum 1-day vacancy between guest stays
Check in and check out with no person-to-person contact
All towels and bedding washed in hot water that’s at least 60ºC/140ºF

IT IS IMPORTANT THAT YOU READ AND ACKNOWLEDGE ALL OF THE FOLLOWING TERMS AND CONDITIONS PRIOR TO PROCEEDING WITH YOUR RESERVATION REQUEST.
1. Reservations are not guaranteed until this guest agreement is signed, and the deposit is received. Please initial here____
2. LEASEHOLDER MUST BE 25 YEARS OF AGE. Rentals to sororities, fraternities, and high school groups are specifically prohibited. Please initial here____
3. DEPOSITS AND PAYMENTS: Reservations made within 30 days of arrival date require the full payment. Reservations made prior to 30 days of arrival date require a smaller deposit, and the remaining is due one month prior to check in date. Please initial here____
4. CANCELLATION POLICY: No refund is provided for any cancellation within 30-days of the arrival date. For cancellations made with 31-60 days prior to arrival date ½ of the deposit will be refunded. Cancellations made 61 or more days’ notice, will be refunded the entire amount paid to date. Please initial here____
5. SECURITY DEPOSIT: A $200 deposit will be required with your reservation unless otherwise stated in your rental agreement. If the property is left in about the same condition it was given (dishes and utensils cleaned and put away, no tobacco odors, and furnishings in order) then the deposit will be completely refunded (the standard cleaning fee is not refundable). We expect the condition of the home to be the same after all guest stays except for normal required housekeeping. Please initial here_______
6. CLEANING FEE: $250.00 This includes all supplies found in the home (see list at bottom)***. Please initial here____
7. Pay pal will charge you a service fee of 3?ded to your rental fee. Sending your deposit to us as “a Friend” with save this charge. Please initial here____
8. Check-In time is at 4:00 P.M. Check-Out time is at 10:00 A.M. unless noted in the Rental Agreement.

9. PRIOR TO DEPARTURE: Please load all used dishes and utensils in dishwasher and run. Please wash all pots and pans, dry and put them please away. Please pull all bedspreads down on any bed used. Leave both garage door remotes in red dish in kitchen. Make certain all trash and waste cans are emptied into outdoor cans in garage. Lock all doors. Please initial here____
10. NO SMOKING: Smoking is prohibited in all indoor areas of the property, without exception. Smoking is allowed at the bar outside, please keep the bar fan running and windows closed in bar area so no smoke is allowed to enter the home. Please initial here____
11. MAXIMUM OCCUPANCY is 8 adult persons and 2 babies, unless otherwise approved. All persons staying in the home must be listed on the rental agreement along with their ages. Please provide a copy of the drivers license for the person signing this agreement Please initial here______
12. IMPROPER USE OF PROPERTY: The home is privately owned and we reserve the right to immediately evict without refund of payment or deposit. if the property is used for any unlawful purpose, or if the property is used for a "house party" with occupants higher than agreed to, or if a reservation is made under false pretense or if, in our judgment, your occupancy is detrimental to the property. 13. RIGHT TO ENTRY: We reserve the right to enter the premises at any time for the purpose of inspection, repair, and management. We will make reasonable efforts to advise guests of these visits. Daily pool cleaning and Spa cleaning is done early in the morning inside the lanai in order not to disturb guests (same as hotels). Please initial here____
14. MALFUNCTIONS: We make every effort to make sure that all appliances and amenities are fully functional. In the case of appliance malfunctions we do promise to get them repaired as soon as possible. No refunds will be provided for appliance malfunction, they will be changed out immediately Please initial here____
15. No RV’s are allowed on the premises without prior permission. Please initial here____
16. ACCESSIBILITY: Guests are responsible for getting to the property unless routes to the property have been officially closed due to weather or natural disaster. If the home is not available due to conditions beyond our control we will refund all deposits but will not be liable for any pecuniary or compensatory damages. Please initial here____
17. LIMITATIONS OF LIABILITY: By renting this property, you are assuming all risk and liability for any damage done to person or property, agents, employees or visitors occasioned by the present or future condition of the premises, both latent and manifest. We are not responsible for any losses due to theft, items left behind, accidents or injuries to guests or visitors due to negligence or lack of personal responsibility. Please initial here ______
18. VIOLATION OF TERMS: Should any of the stated terms of this contract be violated, i.e., smoking, maximum occupancy, etc., your reservation/security deposit will be automatically forfeited—in full.
