We invite you to enjoy tropical tranquil breezes from the Atlantic Ocean side sweeping through the grounds of this spacious DUPLEX property on a 7,500sq ft lot .  The warm sunrise welcomes your morning as you wake and take in the views from the rear/ east facing large balcony. After a long day of fishing, sight seeing, beaching, diving/ snorkeling, shopping, sitting by the canal side pool or wherever your leisure travels may take you, the afternoon sun finds its resting place to the front/ west side of the property blanketing the grounds with much welcomed shade for a relaxing late afternoon sitting on the canal side lounge chairs at the rear of the property with gentle tropical breezes that constantly blow thru the property (absolutely perfect nap conditions).  The covered Breezeway (i.e.  (our rendition of the “family-cave”) at LUNA BAY BREEZE offers a great table, bar/counter top, cook prep area, extra outdoor dinnerware, utensils, pots & pans, entertaining cooler, grills and the perfect combination of view, breeze and an open concept gathering area that makes anytime of day or weather perfect
You will enjoy a closet stocked full of great games huge Jenna, huge connect four, huge wooden dominoes, dinner mystery game, bingo, horse shoes and MANY more, we are constantly adding new games and outdoor toys.

You will find for your complimentary enjoyment 5 Bicycles (Beach Cruisers), Kayaks (4 adult, 1 double & 1 child), beach chairs & umbrellas, coolers and much more

The vacation rental unit offers 1,200 sq ft boasting three (3) spacious bedrooms and two (2) bathrooms both with full tubs.  Enjoy the east or west facing private well appointed balconies, a great spot to watch both the sunrise and sunset.   
Bedroom #1 (11’ x 14’) has a queen size bed and private bathroom
Bedroom #2 (11’ x 12’) has a queen size bed 
Bedroom #3 (11’ x 8’) has a full over full bunk with a twin trundle
Laundry room with washer & dryer
You’ll enjoy preparing meals in the spacious fully equipped kitchen that has everything you may need for cooking & baking for just a few or a whole family & friends.  In May 2021 we added new stainless steel appliances, new small appliances (rice cooker, toaster, waffle maker , juicer,  convection oven), new dinner & silverware, new utensils, new bake & cooking essentials to the kitchen for your convenience and will frequently replace and add new items as needed.
10 Pool/ Beach towels are provided in the unit
We typically stock the unit with the following items for your convenience, based on length of stay
Dish sponges & soap, dishwasher detergent, kitchen and bathroom trash bags, paper towel, basic cleaning items, toilet paper, napkins, paper plates, plastic cups 
Free WiFi & 42” flat screens in living room, bedrooms 1 & 2 all equipped with Xfinity streaming TV with smart features
 
This full concrete construction duplex property has everything you need to relax , enjoy and create a memorable vacation in the Florida Keys. On-site gated parking (2 cars & 1 boat trailer MAX) and space for a +/- 25’ boat on the canal front 75' concrete seawall with wooden extension dock complete with fish cleaning station and outdoor grill, to prepare all of your daily catches.  Enjoy the multiple outdoor spaces for playing, relaxing & dining. 
 
 
Friendly helpful ownership/ management may be on property during your stay, outside cameras are on property for security purposes.  $500 smoking damage fee will be charged if smoking occurs in any location of the property during your stay.  Please respect others that may be staying at the same time and DO NOT SMOKE on the property.  Disregard for this house rule will result in loss of security deposit.

Luna Bay Breeze House Rules & Policies _____ This is a duplex property and other people may be on property at the same time during your rental The utmost respect for others is absolutely required, as this is a family oriented vacation rental and many of our guests are young children, no loud profanity, NO smoking & no arguing/ fighting will be tolerated for any reason and you may be asked to depart with NO refund, if you cannot follow these simple rules. _____ If you are asked to leave the property by law enforcement you will NOT be refunded any portion of the rental revenue and you agree that you will forfeit your entire security deposit as liquidated damages. _____ There are outdoor cameras on property for security purposes and any tampering with these cameras will be reason for your being asked to depart the property immediately, with NO refund. _____ The exterior facilities are for use by all of our guests, please clean up after yourself, do not leave items in public spaces unattended, be 100% respectful so everyone enjoys renting and has a clean clutter free experience. _____ The owners may be on property at anytime during your stay without notice, please understand this is a family rental and we enjoy our property also periodically and are typically always present during guest turnovers. _____ A maximum of two (2) registered cars and one (1) boat trailer per unit may be parked on the property grounds per unit at any time. _____ NO unregistered guests are allowed on property unless previously arranged & approved by owners All guests and ages must be on your reservation form, not to exceed 8 persons total including all adults & children/ infants. _____ NO illegal activity, parties, events, excessively loud music will be tolerated – this is a quiet residential community and there may be other renters on property at the same time as your reservation. _____ NO smoking on the property anywhere, this is a shared duplex and you MUST respect the other renters. If this policy is broken you will forfeit your deposit and may be asked to leave. _____ Your arrival time is 4pm or later EST on the day of your scheduled arrival date (no early arrivals are permitted). Your departure time is 10am or earlier EST on your scheduled departure date, any later departures resulting in cleaners needing to wait to begin duties, will result in loss of security deposit. _____ Renter must be a minimum of 25 years old with a valid driver’s license and remain on property for the entire duration of rental. _____ No sea catches may be stored in the residential freezers. A deep freezer is provided for your convenience. Please ensure your items are well wrapped and do not leak. The freezer MUST be emptied and cleaned before your departure. _____ The on property ice maker is able to produce 100lbs per day. Use only the clear buckets and ice scoops to remove ice from the machine – keep lid closed at all times and do NOT put anything inside of the ice to ensure NO cross contamination. _____ Bath towels, linens, bedding and other soft goods are not to be taken from the house to use outside, there are sixteen 12 pool/ beach towels provided in each unit for your convenience along with beach blankets _____ Renter agrees to abide by the departure policies s to turn off all lights, TV’s, appliance’s and other electronic devices, remove all trash and dispose in on site trash & recycle receptacles, clean kitchen and load dishwasher, remove all perishable foods and condiments from cabinets and refrigerator (you may leave non-perishable items on the kitchen counter in a trash bag for possible donation to housekeeping staff) _____ Do not move any furniture, appliances, art or other materials found in unit _____ Clean fish station with scrub brush after each use and spray with water – DO NOT use any chemicals _____ There is an inventory sheet on the counter that has been verified prior to your arrival, every item has been accounted for and relative condition noted. You are responsible to ensure these items are on property and in same condition as noted on the report or notify owners within no more than 24 hours of arrival if any discrepancy to avoid being charged. _____ Indoor furniture is not to be taken outside of the property, outdoor furnishings are plentiful _____ Renter agrees that the owner shall not be liable for any damages or injury to renter during rental period. Renter is responsible for their own vacation & rental liability insurance. _____ Owner is not responsible for personal items left behind. Items not claimed within 30 days will be donated to a local charity. Items requiring shipping will be sent based on the convenience of the owner and at the renter’s expense. _____ Owner or maintenance access to unit will be allowed immediately and possibly without notice, if an emergency arises and will be provided with 12-24 hour notice for any reason the owner may deem necessary. _____ Appliances cannot be guaranteed and will not be grounds for refunds or discounts, if an appliance needs service we will make all reasonable attempts to have the appliance serviced or replaced immediately _____ Owners closets, sheds or other locked areas will be respected as such and no attempt to enter these locations will be accepted. These areas are alarmed and will alert the owners. _____ Alert owners to any suspicious activity by either other renters or persons in the area that may be unlawful, unsafe or illegal. _____ The TVs are smart TVs and are equipped with xfinity streaming app to access cable, Wi-Fi is available (password to be provided with lock combo prior to your arrival) there is a blue tooth speaker for your convenience (not to be removed from the property at any time) _____ Owners may choose at their discretion to make improvements to the property during your stay. This will not occur inside of your unit but may be happening on the exterior facilities and will be done with the most consideration to not interrupt but to enhance your stay and offer more value _____ All recreational amenities such as bikes, kayaks, paddle boards, yard games and other items are included in the rental and are on a first come, first serve basis and must be returned to their secured location and in the same condition in which they were taken, please be courteous of other renters wanting to utilize these items also As the primary guest/ renter on the rental agreement you are assuming responsibility for your entire party, children, family & employees of the renter and will communicate to your entire party all of the house rules and policies as necessary to ensure compliance and respect for other guests/renters on property. Any disregard for these rules may result in full or partial loss of deposit and up to request/ removal from property at the owners discretion with no refund.
