The “Birch” features natural pine throughout its 2,300 sq.ft. living space. It can house a maximum of 8 guests in total at any one time. The 50% wrap around deck has a view directly to the lake, the perennial gardens and the sun deck offers great privacy.
This bungalow cottage embraces a beautiful pine highlighted interior and has all the comforts of home. We say "Dare to Compare" our rates with similar properties on one of the "Big Three" lakes in the Muskoka region.
The Location: Located in Minett, Ontario, this Muskoka cottage rental is a great place to spend a vacation all year round! With a superb location on Lake Rosseau, it is in the “heart” of the world famous Muskoka Region of Ontario. Part of the Cedar Rail Community, The Birch is situated on a quiet bay facing east towards the sheltering islands that encircle Wallace Bay just 2 minutes south of Minett, 7 minutes north of Port Sanfield and 15 minutes north of Port Carling.
Our cottage is on 9+ shared acres on the waterfront and it is accessed from the mainland. The spacious setting features a tennis court and a full beach front, both of which are very rare for a cottage in the Muskoka region.
The Experience: The Birch is surrounded by colour from the natural surroundings and the perennial gardens in the spring, summer and fall. The fall takes the prize however with a full colour cavalcade. In winter, the quiet days, star filled skies and white blanket of snow and ice capture our attention. The natural hues of rocks, sky, forests and waters that surround you become a painting right before your eyes and the sounds of nature surround you.
A superb location, on Lake Rosseau, the "Birch" is just 2 minutes south of Minett, 7 minutes north of Port Sandfield and 15 minutes north of Port Carling. It is situated on a quiet bay facing east towards the sheltering islands that border the bay. Located nearby, Port Carling offers a boat lock to Lake Muskoka and is also located in the heart of various resorts, golf courses and unique communities which are typical of Muskoka, including nearby Santa's Village in Bracebridge and the Cranberry Festival in Bala. Water Ski shows also frequent various parks and resorts in the summer time. The Opera House of Gravenhurst prides itself with superb entertainment as does the dinner theatre in Port Carling. Honey Harbour on Georgian Bay is just 45 minutes away by car and the Moon River majestically flows from the nearby Bala Falls into the Bay. Autumn festivals like the Colour Cavalcade of Hunstville draw many visitors and Winter Fests are great times for winter enthusiasts who join in on curling, ice fishing, hockey and snow mobiling.
Cedar Rail is a friendly community in which the members are owners, some of whom rent. Regulations are established by the community to safeguard its neighbourly setting. The property is wide and spacious with more than 200+ foot beach waterfront partially taken up by the privately owned boat house and the Cedar Rail community docks. The property is maintained by the members and enables users to have a sense of freedom rather than confinement.
Privacy is ensured about each domicile with private driveway parking and natural property lines. Each "cottage" is well off the waterfront. This is advantageous for young families for safety reasons and to ensure that each site has a direct and wide view of the lake. It also allows for the inclusion of "play space", the tennis court, sandbox and horseshoe pits.

Rate Notes
Weekend Rental Rates
Rarely are daily rentals taken over the high season weekly or monthly rentals. Blocks of 7 day/6 night weeks are prioritized.
High Season: From mid June to mid September. This includes Labour Day, Thanksgiving, Christmas, Family Day Weekend, Easter, March Break and the May Long Weekend.
Mid Season: May to mid June and mid September to end of October.
Low Season: November through April except as noted above.
Policies
Booking Process (No Booking Fee)
1.) Check availability above. Call Will Lenssen or email if you have questions.
2.) Mail in contract with security deposit for the timeframe you want (check Guidelines/Rates for amounts). Contract will be mailed back to you with receipt for amount you paid which becomes part of your rental fee.
3.) 60 days prior to selected date, mail in the balance up to 50 % of the total.
4.) 30 days prior to rental start date, mail in the remaining balance owing.
5.) We will be asking for a damage/excessive cleaning deposit of $300.00 to $400.00 cheque that may be refunded based on condition of the cottage and contents after use. A charge of $50.00 per hour for cleaning will be charged if the cottage is excessively in need of cleaning (eg. Guidelines for cleaning not attended to). Careful photo and documented inventory has been taken. All items located in and around the "Birch" are the property of the owners. Cost to replace the item lost/stolen/damaged will be considered.
6.) Weekly or higher check in: 2pm Saturday (or as agreed upon). Please do NOT come earlier. We require time to clean and sanitize properly to protect the health of everyone.
7.) Weekly or higher check out: 5pm Friday (or as agreed upon). ie: 1 week = 7 days and 6 nights. Please depart on time to allow us access to thoroughly clean.
Reminder of Rental Conditions (Guidelines/Rules)
8 people AT ANY TIME of one family because of weeping tile and tank capacity; no smoking inside; garbage to be removed; general sweep/wipe clean; request furniture not be moved; dishes done and stored; linens removed; general clean up/vacuuming expected.
